In addition to the services of our in-house CeMAP Qualified Mortgage Brokers, we also have access to various national and international lenders. We will be happy to help in any way we can with arrangement of finance for your overseas property purchase, and are ideally placed to discuss your ideas and requirements with you. As there is a potential conflict of interest, Eden Investment Properties will never allow a qualified member of staff to personally write a loan or mortgage where the funds are to be used for an Eden Investment Properties purchase. We will always insist that our clients seek advice from an independent professional. For compliance reasons we cannot advise, but we can provide you with any information you may require.
Due Dilligence
Eden Investment Properties put due diligence top of our list of priorities. We request from the developers provide full information with regards to land ownership titles, planning permissions and build licenses. Where necessary we do commission independent legal project assessments. We do all that is within our power to ensure our clients use a solicitor to conduct the legal part of their property purchase and as such where possible provide the name and credentials of an experienced local lawyer who is a specialist in property transactions and has no connection to the developer. From our experience, few clients have the knowledge or time to source an appropriately experienced legal team in a foreign country and given the cultural, legal and linguistic issues in dealing with purchasing property abroad, the vast majority of our clients are pleased to make use of these recommendations. As we source and promote developments across the world we have an extensive range of trusted legal partners. Any solicitor or overseas lawyer to whom we may refer is an independent professional from whom our clients will receive impartial and confidential advice. We do not take any form of commission from our legal partners. They are there for our clients protection, not for our benefit.
Property Viewings & Inspection Trips.
Eden Investment Properties would always prefer that clients purchasing a property though us to have visited the property in question. It not only gives our clients an excellent appreciation of the area, but where the property is off-plan, it enables investors to meet the developers personally and obtain personal satisfaction that the project meets all personal criteria. We will help with all aspects of inspections trips, finding flights, reserving hotel rooms, arranging airport transfers, even to recommending restaurants. If you’re considering visiting any area of interest in the near future and would like to look at properties in the area, be sure to speak with us to arrange viewings of suitable properties for you. We can of course, arrange for clients to see an agreed number of properties on email, to enable them to choose to view the most suitable ones. Regretfully we cannot hold properties for clients, unless reservation monies have been received where applicable, unless expressly detailed otherwise.
Specialist Sourcing Service
There are hundreds of thousands of properties available for sale the world over, and we couldn’t possibly list every property available to us on our website. It would simply crash the servers, and take a team of 20 full time people, just to keep the website up to date. Eden Investment Properties are committed to offering our clients the safest investment opportunities. In all instances developers must provide to us land ownership titles, planning permissions and build licenses.
We advise our clients to use a solicitor to conduct the legal part of their property purchase and as such where possible provide the name and credentials of an experienced local lawyer who is a specialist in property transactions and has no connection to the developer. From our experience, language barriers often present a problem to investors when seeking representation abroad, as such we endeavour to recommend multi-lingual property lawyers so ensure nothing is lost in translation. We find that the majority of our clients are happy to make use of these recommendations. Any legal representation we recommend is an independent professional entirely separated from EIP or any developer. We do not take any kind of referral fee from our legal partners.
With regards to taxation, we must clarify that although we are able to provide general guidelines different countries taxation laws and policies, we are not qualified to give tax advice, and nor does any information passed in this regard constitute advice. For compliance purposes this is important to understand. We would always encourage any clients that are uncertain about their tax obligations to consult a registered and qualified tax advisor.
